A New Hotel is Coming to Downtown Corpus Christi
Corpus Christi, Texas – A new project brought forward by the Corpus Christi Downtown Management District (CCDMD) and the City’s Economic Development department was unanimously approved by the board during the Tax Increment Reinvestment Zone #3 (TIRZ #3) board meeting, held this morning on November 19th, 2024.
The project, Hotel Indigo, will be located at 1102 S. Shoreline Boulevard, and was previously the historic Emerald Beach Hotel. The first phase of this latest renovation was approved in September 2023, consisting of the South Tower of the hotel being converted into the Holiday Inn Express, now open and operating.
Interior and exterior improvements of the 222-room full-service hotel include renovated guest rooms, common areas, lobby, and meeting rooms, a new fitness center and three restaurant concepts, a virtual game room, a new rooftop bar, exterior façade upgrades, new entrance canopies, new signage, roof repairs, new landscaping, security cameras, lighting fixtures, parking lot repairs, a new pool and an outside bar.
The hotel was originally built in the mid 1960’s and went through major expansions and renovations in the late 1980’s. At one point, the Emerald Beach Hotel became one of the largest hotels in Corpus Christi and is currently the only hotel on the beach.
The total project cost is over $33.5 million dollars and was approved for $5 million in reimbursements through three TIRZ #3 incentive programs, of which will be paid out in two different milestone payment plans, consisting of six equal payments over a span of six years each. The completion date is expected to be completed in Spring 2027.

Mason. “Thanks to the TIRZ #3 Board and our partnership with the city, we’re seeing Downtown flourish and prosper more than ever before.”
