Press Release: New TIRZ #3 Project Coming to Downtown Corpus Christi
Corpus Christi, Texas – A project proposal was brought forward by the Corpus Christi Downtown Management District (CCDMD) during the Tax Increment Reinvestment Zone #3 (TIRZ #3) board meeting, held this morning on July 30th, 2024, where it was unanimously approved.
The 715 N Mesquite parking lot, known as the Caller Times Parking Lot, hasn’t been accessible to the public or properly maintained for several years. Developers, ZJZ Properties QOF, LLC, proposed exterior improvements to the pre-existing parking lot including resealing and restriping the parking lot surface, lighting, security cameras, removal of the perimeter fencing, and landscaping. The estimated project cost of 715 N Mesquite parking lot is $92,977 and is projected to be reimbursed $46,489 through the use of the Streetscape and Safety program. The estimated project completion date is July 2025.
“[The parking lot] is a key location, especially regarding downtown nightlife and different activities that we have throughout the district,” said Alyssa B. Mason, Executive Director of the CCDMD, during the meeting. “The current condition of the parking lot at night [is] the primary focus of the improvements…it’s about an entire city block that is virtually pitch black with parking spaces that are completely cut off. We really think this is going to be functionally a very good asset for our operations.”
