Press Release: Three New TIRZ #3 Projects Are Coming to Downtown Corpus Christi
Corpus Christi, Texas – Three new projects were brought forward by the Corpus Christi Downtown Management District (CCDMD) and approved by the board during the Tax Increment Reinvestment Zone #3 (TIRZ #3) board meeting, held this morning on September 17th, 2024.
Pfluger Architects will be located at 401 N Chaparral Street Unit C. Interior and exterior improvements include new flooring, restrooms, kitchenette, lobby, meeting room, eight open-concept offices, two built-in offices, signage, security cameras and lighting, awning, and front entrance. The estimated total project cost is over $550,000 with $36,866 in incentive packages. The expected completion date is Fall 2025.
The second approved project is Thunderbird Fine Wine & Spirits on 418 Peoples Street, inside The Foundry, and will serve as a premium wine and spirits store, providing a variety of alcoholic beverage options, pre-packed charcuterie, specialty snacks, and gifts. Interior and exterior improvements include new flooring and ceiling tiles, storage room, built-in cabinets, drywall repairs and paint, new security cameras, signage and front entrance. The projected project cost of Thunderbird Fine Wine & Spirits is $70,375 with up to $20,237 in incentive packages and an estimated completion date of Fall 2025.
Loli’s Streatery is a popular food truck approved for a brick-and-mortar location named Streat Corner by Loli’s, located at 601 N Water Street inside Hotel Arya. Loli’s Streatery food truck began in 2021, owned and operated by sisters Sarah Flores and Sabrina Lozano, and since its inception, has won several awards and generated a strong local presence with their classic Tex-Mex food. Interior renovations include a kitchen build out, built-in seating and bar tops, ADA bathrooms, wall and brick repair, and new paint. The total expected project cost is a little over $81,000 and will receive up to $17,160 in incentive packages. The estimated project completion date is Winter 2025.
